It is that time of year again where we are all settling down for Christmas and New Year before starting it all over again in 2022. We would like to take this opportunity to wish our previous, current, and future customers a brilliant 2022 and thank you for joining us for the journey that was 2021.
2021 was a crazy year for many reasons and the property market certainly contributed to that. After the uncertainty of 2020, the property market in 2021 boomed and made big news – and for good reason too!
Back in May, we told you how busy the housing market was and how some properties were being sold before they had even been viewed due to the market being so competitive. There were plenty of time-sensitive offers that ran out this year too such as the Stamp Duty discount. Even more, mortgages made their way back to the market – including 95% deals – and this accounted for a big boom as the property market once again became accessible to almost everyone.

Have Kerb Appeal
Some people don’t believe kerb appeal is a real thing but it truly is. Many people pass by properties regularly and will make a snap judgement based on how it looks outside. If the outside of the home and the garden look well kept, they are going to be more impressed than an unkempt garden and flaky paint or broken brickwork.
If you are looking to sell, ensure your garden is tidy – the lawn is trimmed and plants are tied back or pruned if required. If the paint is looking a little tired, feel free to give it a fresh coat. Things that many people forget about are their roofs, gutters, and windows. These may not be instantly noticeable to someone passing by but if anything is wrong, potential buyers will notice it.
Ensure everything is looking perfect outside before any buyers come to view the property as you don’t want them entering your property with the wrong impression. Giving off the wrong impression before they have even been inside could affect how they feel about the rest of the property.
Stage Your Property
You might have heard the term ‘staging your property’ and that is exactly what we encourage you to do. If you are looking to sell, you want to give the best possible impression to buyers which means staging it to look a certain way. This means tidying up – making sure the bins are empty, beds are made and furniture is tidy, laundry is all away.
A quick dust, spray and a hoover too is always good so the property looks and feels clean. There is no need to make it look like a show home – it is welcoming the property shows that there are people living there – but it needs to be tidy and clean.
If you have children or pets, ensure their rooms or sleeping spaces are tidy too and that items such as toys are popped away or tidied until after the people viewing have left.
