Three bedroom semis are everywhere, to the point where it is difficult to find someone who has not lived in one at some point in their lives but if you want something a bit more original, where do you start????
Well, if Ewloe falls somewhere on your list of chosen localities, you could do yourself a favour by having a closer look at this one. It offers a new and refreshing twist on an established theme and, if you have young children, Flintshire’s most highly regarded primary school just down the road adds even more strength to its case.
A broad concrete drive runs up to the doors of the attached garage, alongside which is an almost Japanese style front garden, covered with decorative gravel and featuring a wealth of heathers, miniature conifers and shrubs in a riot of colour, achieved with the minimum of maintenance - just as it should be. A bay window looks out over the garden and nestles beneath a shared canopy which also runs above the front door, forming a protective porch.
Stepping through the wood effect semi glazed UPVC front door into the small outer hall with its ceramic tiled floor, we are confronted by a further inner door leading in its turn to the lounge, where the open plan stairs rise before us.
The welcoming lounge is of a good size and blessed with a very attractive and obviously high quality wood laminate floor. It is fair to say that there is no such thing as cheap laminate that does not look just that: cheap. However, if you spend enough, it can become very convincing and if you don’t believe me, have a look around here. The room’s main focal point is provided by the imposing solid carved marble fireplace and the living flame gas fire it contains.
Twin semi glazed doors at the rear of the room open into the multi-purpose living space which attaches onto the kitchen/dining room which in turn combines into a huge and very sociable family area because after all, people always congregate where there may be food......or is that just me!!
In here there is also another fireplace, this time housing a living flame electric fire giving a cosy glow and if that were not original enough, beside here is a downstairs shower room, fully equipped with a pedestal hand basin and lavatory complementing the corner mounted shower cubicle. Unusually positioned? Certainly, but astonishingly practical and far more attractive than my description probably makes it sound.
At one side of the long kitchen is ample space for a proper dining table unlike many so called kitchen/diners, before moving into the remainder of the room which is lined with fitted units to all three walls. These provide space for the generous amount of work surface, masses of storage and the ability to contain all the labour-saving devices without which modern man struggles to exist. This part of the home is also given a very appealing ‘cottage’ atmosphere by the slightly lowered ceiling and the decorative wooden beams.
At the rear of the room another door opens into the back of the attached garage and it is only then that we realise that the kitchen/diner is in fact, part of a side extension. The garage is the perfect repository for all the household storage or even, with some reorganisation, a car.
Returning to the family room, there is a large set of sliding patio doors which open into the conservatory, although as this has one wall virtually wholly constructed of masonry, perhaps sun-room is a more apt term. Whatever you choose to call it, you have a large and sunny space with a side opening door from which to enjoy the captivating rear garden.
Now the garden is totally grass free, being laid mainly to crushed slate and given a zen feel by being centred around a charming and shade producing rowan tree. Either side of this are two decorative ponds, each with its own water feature, the gentle sounds of which bring levels of peace that make relaxation easy. Overlooking this idyllic scene is a large raised area of decking, where al fresco dining would, given the weather, seem an obvious choice.
Moving back inside and upstairs to the landing, we turn towards the front and the smallest of the bedrooms. This is invariably the Achilles’ heel of the thee bed semi format in that it is suitable really only as a single room or nursery although, in these interesting times of covid and working from home, it is ideally suited for use as a home office. And probably tax deductible too…
Beside here and also overlooking the front garden is the very different principal bedroom. This is a generously sized double room, providing space currently for twin bedside cabinets either side of the double bed, a massive free standing wardrobe, occasional armchair, formal dressing table and separate chest of drawers. The room is given a very attractive period atmosphere by the wood cladding fitted up to dado height around the walls. It is stylish, spacious and comfortable and if that’s not enough for you, I really can’t help.
Moving to the rear, the second double room is not quite on this scale but none the less remains a very comfortable size and, with its easily cleaned and maintained laminate floor would satisfy anyone’s needs.
Last but not least we come to the family bathroom, somewhere a Hollywood star would not feel out of place. Tiled throughout in pale pink and with a matching pink suite of pedestal hand basin, lavatory and huge corner bath, it is easy to imagine Joan Collins peeping out through an impenetrable mound of sweet scented bubbles… or perhaps that’s just me.
