The phrase “new estate” can conjure up dreadful images of shoddy new build houses, thrown together on a strict budget to maximise profit and seemingly, with little or no thought given to the fact that normal sized people will have to live in them.
Happily, this is the exception that proves the rule. Compact but never cramped, this has been well thought out and manages to provide more than enough room to swing the proverbial cat in comfort, especially in the three spacious bedrooms. In effect this is a semi detached home, being at the end of a terrace of three and facing out over a square in the centre of the estate which gives a lovely open feeling. Opening the semi glazed wood composite front door puts us in the inner lobby, a useful sort of air lock keeping winter chills out and providing somewhere to keep outdoor shoes and prevent muddy footprints getting too far into the carpeted area.

An inner door gives access to the lounge, a cosy and welcoming space where the forward facing picture window looks out over the square. The living room is a generously sized room easily accommodating examples of the huge settees so popular today while not appearing at all overpowered.

From here we pass through into a small inner hall where the stairs rise to our right. Opposite the bottom of the stairs lies the downstairs cloakroom, refreshing in the way you can actually walk in and comfortably turn round. Too frequently these cloakrooms are fitted where there simply isn’t the room and the user suffers the indignity of having to reverse themselves in, but no such embarrassment is found here.

After the hall we come into the kitchen with its units laid out in a ‘U’ shape and incorporating all the expected labour saving hardwear without which modern life would be unthinkable. At the other end of the room, instead of trying to force a dining table into too small a space to be practical, someone has had the wit to substitute a breakfast bar against the wall, at which the diners sit on a series of stools. A sensible and pragmatic solution from which other designers could benefit, especially as it leaves a very pleasant place to dine without feeling remotely cramped. Beside here are a set of white UPVC French doors opening into the enclosed rear garden.

Beyond an area of paving running the full with of the home and providing a hard surface for the BBQ and into which the sun loungers won’t sink, this is laid to a simple lawn where you are free to go all Monty Don in creating the garden of your dreams. Or, should you rarely dream of Kew you could just occasionally get the mower out, or buy a couple of sheep…

Returning indoors and climbing the space saving turned staircase we come to the larger of the two first floor bedrooms.

This is a luxuriously proportioned room overlooking the front of the home and stretching across its full width. Two large wardrobes* almost fill one end wall where, in the absence of these, the space begs to be filled with a fully fitted version. The remainder of the room would easily contain a double bed with twin bedside cabinets, with the room’s generous size leaving masses of free floor space.

Adjacent to here is the family bathroom which is again, spacious and nicely appointed. With its own radiator keeping things snug and cosy in a way that heated towel rails fail to achieve, it is attractively tiled throughout to waist height and contains a suite comprising a pedestal hand basin, lavatory and traditional bath with a twin headed rain shower above, behind a fitted glass screen.

Finally on this floor is the rear facing second bedroom. Again although the smaller of the three bedrooms this is still a good size and can accommodate a double bed.

There is a secondary staircase from the landing leading up to the main bedroom. At the top of the stairs is a walk-in storage cupboard which I initially thought would be ideal as a shower room but it lacks sufficient headroom. As a simple cupboard however, it removes the need for free standing wardrobes in the bedroom.

Entering the bedroom you are immediately struck by the quality of the light provided by the huge pair of Velux windows occupying positions opposite one another at either end of the room. The overall effect in here is one of space, and plenty of it and as we all know, space is the one luxury you cannot fake.
