If you are looking for a home that is ready to move straight into, that’s ideally located close to the centre of Mold and is within walking distance of some great schools…..then you may just have found it.
10 Llys Menden is within a 10 minute walk of Mold Town centre, this home is found at the head of a small quiet Cul-de-Sac and sits on one of the more generous sized plots. If you have a child it’s perfect as no busy road in front and then you have the added advantage, they can walk to school as it is just around the corner.
It's also equally as perfect if you don’t have a child and are still lucky enough to have a social life. I think you can tell by these words that I have children and definitely no social life!
From this beautiful modern home you can easily walk to the many public houses and restaurants that are dotted around Mold, you can then have a few drinks and safely walk home. Mold also has many supermarkets, a Town Market twice weekly and many other places of interest….really what I’m trying to say is, this home is conveniently located!
Pulling up outside No.10 you’ll notice the ample off road parking and a handy detached garage. An area of grass sits to the left of the house as we look at it with a beautiful tree sat in the middle. You could, and I’m only pointing this out, you could remove the tree and create more parking….
A small shelter looms over the front door to help shield you from the elements and to add some character to the front.
Walking inside you’ll notice it’s nice bright entrance hallway. This has ample light flooding in from the part glazed uPVC front door and the landing window. To our right is the staircase which obviously rises to the first floor. To our left the hallway leads to the downstairs living accommodation, covered with a very tasteful wooden laminate floor.
The first door that we come to opens up into the lounge. This is a very generous sized room, with a large leaded picture window that overlooks over the elevated front aspect in the Cul-de-Sac. A rather fancy feature gas fireplace sits on the chimney breast, where I presume once was a real fire, but this looks even better and is so much easier to use. Above the fire the present owners have installed a large flat screen, it’s not included in the price unless agreed by the owners prior to sale, but it certainly looks the business.
From the lounge end of this room we pass through the square archway (if there is such a thing) and we enter into the dining area. The classy wood effect laminate flooring continues from the lounge into here and provides a warm glow to the floor. At present a four seat dining table is set up but this room could easily accommodate a larger seating table if required.
One of the other homes that we sold here had knocked through from the kitchen to make a larger kitchen / dining room…..this home has many different ways to present itself.
Walking back along the hallway we find the kitchen. This is made up of three work surfaces which provide space for all of your modern day gadgets, with cupboards above and below creating ample room for all of life’s necessities. A window again allows light in and also lets you view the garden while washing up. A built in oven with electric hob allows you to create culinary masterpieces and an extractor sits above to take away any unwanted smells.
There are three doors in the kitchen, one we walked through to get in from the hallway, another opens into the understairs very handy storage space and the last takes you to the side access outside area.
To the side of the home is a large area of grass with a fence panel. It also leads to the very useful detached garage at the rear of the home which does not currently fulfil its purpose that it was intended for! However, it does now stand in as an excellent place to hoard our possessions that we find so hard to throw away – who uses a garage for cars anyway!
The rear garden is a dream, as it is probably one of the larger gardens in the development. It’s mostly made up of lawn with a small path that runs from the front gate around to the rear of the home, where a much larger wooden decking area provides a place for outside garden furniture and probably a BBQ. There are a number of trees and shrubs that create a nice private feel to this garden.
OK, back inside and walking up the staircase to the first floor landing, you notice just how bright this is because of the window at the top of the stairs. Doors open to all of the rooms upstairs and one handy storage cupboard. There’s also a hatch opening onto the part boarded attic space.
The main bedroom is nice and bright, as are all of the rooms if I’m honest, curtesy of its large window, with ample space for a double bed and side cabinets. A huge double wardrobe fits in beautifully as does a huge bed with pop up TV and bedside cabinets…..none of which are being sold with the home, unless agreed with the owner prior to sale.
Bedroom two is only slightly smaller, again it’s nice and bright with ample space for a large bed and also wardrobe. It is currently being used as a very large dressing room for one part of the relationship.
The smallest bedroom is front facing and to be quite frank, is a generous single room. You can easily fit a single bed in here with other furniture too but in these COVID times, would make an ideal home office…..or games room, which it is currently being used as by the other half of this relationship.
And finally we come to the very stylish family bathroom. Made up with floor to ceiling gorgeous tiles with a white bathroom suite moulded into it that’s made up from all of your usual suspects found in a bathroom, toilet, sink and above the bath in a rainforest showerhead with a glass protector splash screen. There’s also a chrome heated towel rail. To cap it off there’s a frosted window to allow lots of light in and keep prying eyes out.
