Situated where it is there is no possibility of your being disturbed by passing traffic, thus providing not only peace but security for any escaping children, which is always a consideration. This room is surprisingly large, unlike many of its type where even turning round requires the flexibility of youth. There is a pedestal hand basin, a radiator and lavatory. Opposite here is the again surprisingly large kitchen, with the clean lines of the ‘L’ shaped layout of fitted units filling two complete walls. At the top of the hallway we find the door to the lounge. Now if I am being honest, experience has taught me that in many homes of this type space in the lounge is usually, being polite, limited. In here however, this is far from the case judging from the dimensions of the ‘L’ shaped sofa currently in use. The floor is of a fashionable and high quality light grey wood laminate, giving a distinctly classy air to the room and you will recall I mentioned the possibility of a dining table in here? Well such an item fits neatly into one corner and when pulled out from the wall would allow the family to eat together in some style. Beside this another door reveals the all important ‘cupboard-under-the-stairs’, the home to all those things too ugly and space consuming to be left out; the mops, Hoovers, ironing boards and so on and also the things we can’t bear to throw out. After all, who is to say 9 half empty tins of green emulsion won’t come in handy one day?

The rear wall of the lounge is largely taken up by a set of French doors with additional glass panels either side to maximise the light and which when open, give an almost Mediterranean atmosphere; out of keeping with the current weather but better times are a-coming.

Stepping out onto the raised full width patio overlooking the garden, there are wrought iron railings along its edge preventing the unwary from dropping onto the lawn – reassuring for those with youngsters. Centrally positioned is a flight of steps down onto the enclosed lawn where there is also to be found a substantial wooden store shed for all the gardening tools, furniture and so on. The patio is an ideal venue for al fresco dining, being spacious and atmospheric while also providing somewhere to relax with a cool drink at the end of a long day. Or for the hipsters among us, a long drink at the end of a cool day.

Moving up the turned staircase we come first of all to the smallest of the rooms. If homes like this demand any sort of compromise, it is in the size of the bedrooms and this is undeniably bijou. Having said that, with this home we are firmly in the realm of the first-time buyer, which is most likely a young couple in the early years of marriage and possibly with a young baby. As a nursery or child’s room, it is perfect or even, in these difficult times where working from home is becoming ever more usual, it would make a splendid office or should Madam insist, a dressing room.

Adjacent to here and also overlooking the garden is a far larger bedroom. This is a good sized double with space for, along with the bed, a large free standing wardrobe and proper chest of drawers providing all the storage realistically necessary.

Moving to the front of the home there is the family bathroom, tastefully tiled throughout in mosaic effect tiles (what else?) and providing a suite of a pedestal hand basin, a lavatory and traditional bath it does exactly what is says on the tin.

Finally we come to the main bedroom which is a similar size to its rear facing partner but its special feature is the attached en-suite.
