When seeking the ideal home for our families, we tend to consider three things above all else, namely size, position and price….

In our local area an understandably popular location is Mynyd Isa and as usual, three bed semi-detached ones are high on the list here. Now, we have a splendid family home that’s equidistant from Mold and Buckley, with all the shops, schools and amenities these areas provide. It is situated on the main bus route between the two towns, making commuting a doddle and relieving some of the teenager’s demands on Mum’s taxi (or Dads)!!

This family home, while not quite immaculate, is fundamentally sound and the jobs you may want to complete are strictly in the category of placing your own stamp of originality on it, but you could easily move in now and be very happy as it is.

Situated on a quiet feeder road running parallel to Mold Road itself and thus removed from the noise, we approach this home through a broad gateway to find a colourful and well stocked front garden to our left, hidden from the pavement by a thick line of shrubbery. The drive, which can easily accommodate three cars, continues past the home to the detached garage at the rear, passing the side facing back door as it does so.

There is a recessed porch in the front elevation where we find the fully glazed UPVC front door which opens into the inner hallway where the stairs rise to one side.

On our left is the door into the lounge while the hall continues through to the rear facing kitchen.
The lounge rather took me by surprise in that far from being the squarish space I expected. It went far deeper towards the rear, though this may have been something of an optical illusion brought about by the fully glazed rear wall with its centrally positioned double doors opening into the dining room. What is undeniable is the way it provides all the space you could need for a family room, even taking into account the size of some of the furniture currently in fashion.

In a similar vein, the dining room also provides a generously proportioned space, comfortably capable of containing not only a dining suite of your choice but various pieces of ancillary furniture as well. So, if Granny’s sideboard passed to you as an heirloom has real sentimental value, there would be room for that too. Alternatively, opening this room up to become one huge space would be child’s play and a very cheap way of increasing the living room’s size, in line with the popular design layout becoming more and more common today.

Another door from the dining room opens into the kitchen where we find a set of modern units set into a ‘U’ formation and containing all the storage space you expect, along with fitting for both under-counter fridge and washing machine. Opposite these is an integrated four burner gas hob, with an oven beneath and across the rear wall lies the sink and drainer unit from where the washer-up can admire the rear garden through the large picture window. There is a recess utilising the space beneath the rise of the stairs, ideal for a tall freezer and offering further storage shelves above.

It would be possible, at an expense, of course, to open the kitchen and dining room up to create a larger social dining area, again in keeping with 21st century living – you could even add an orangery onto the back to create an absolute gem of an entertaining area…….but I’d check the cost with your local builder and also with the local council to see if any planning would be necessary – just food for thought though!

Outside the back door, we find ourselves on the driveway beside the door to the garage. Detached from the home, this offers both power and light and an internal examination revealed no signs of the dreaded leaks that so frequently befall flat roof buildings (although I am not a surveyor so take no responsibility if this is not correct).

The rear garden alongside here quickly shows itself to be a horticulturalist’s delight, as a heady mix of flowering plants surround two separate lawns providing a riot of colour and I have no doubt, a haven for bees and other vital pollinators. At the top of the garden, there is a small vegetable plot that continues into the space behind the garage, making the whole enterprise something far more than merely aesthetically pleasing.

Moving upstairs to the well-lit landing and turning towards the front of the home we come to the smallest of the bedrooms. So often this is the weak spot in these traditional homes, being really too small to be comfortable in any guise chosen for it but here, while we find somewhere big enough to make a very comfortable single room, putting a double bed in here I think, would be a step too far.

Adjacent to here and also overlooking the front, the second room is far larger as you would expect, and would be capable for containing a double bed of virtually any size along with any free standing furniture you require.

Rather unusually, moving towards the rear we come to the principal bedroom. This is appreciably larger than its forward facing counterpart and made to feel even bigger still by the advantage of a complete wall of fitted wardrobes negating the need for additional free standing furniture. Also on this wall is a further fitted cupboard, this one providing linen storage and also housing the Worcester gas combi central heating boiler.
