At the head of a small cul-de-sac, which is just off a larger cul-de-sac, this is about as far as you can get from the ‘main’ road through the village and provides the level of peace you would hope for.

At the front of the home, what was the garden, has now been given over to a completely maintenance-free area of crushed slate behind its low brick perimeter wall. Beside here the tarmac drive runs down past the side of the home where it adjoins a paved section, which continues to the detached garage at the rear. Parking will not be an issue here.

Opening the very attractive and modern composite front door with its matching glass side panels, which help to keep it nice and bright, we step into the hall where the standard of the fittings here becomes immediately apparent.

The flooring is a grey wood laminate which continues into the adjacent lounge on our right and really looks the part. In my opinion there is no such thing as cheap laminate flooring that does not look exactly that – cheap. This, however, looks anything but and with the matching colour scheme elsewhere in the lounge, gives an air of genuine class. It’s a good sized cosy and welcoming space that is well illuminated thanks to the large forward facing picture window.

Moving up the hall we come into the kitchen, where the choice not to extend the lounge space makes even more sense, as this room has been opened up to fill the whole width of the home with a dining and living area beyond the dividing bank of fitted units, which make up the right hand side of the kitchen.

This arrangement is becoming very popular and with good cause because after all, when friends visit where do they end up? In the kitchen, so why not have the space here to be comfortable. The kitchen is laid out in a broad ‘U’ shape of fitted units and worktops, providing plentiful storage along with space for the dishwasher and under-counter washing machine, while a deep recess in the back wall houses a tall fridge/freezer and beside the back door is access to the always useful under-stair storage.

A set of French doors in the sitting area open onto a full width granite patio. Sheltered by the side of the adjacent garage this is a very private little spot for relaxing with friends while trying out your latest BBQ recipe, or working your way through the compendium of cocktails some well-meaning relative bought for your birthday, safe in the knowledge that no-one can see you. Beyond the patio the remainder of the garden is surrounded by substantial wooden fencing and given over to artificial grass that is always immaculate, never suffers from moss, and means you can finally sell that mower….which is an excellent result in my book.

Returning indoors and climbing the stairs brings us to a bright spacious landing. At the head of the stairs at the top is a door into the family bathroom.

The bathroom is given a modern feel by the easily cleaned vinyl wall coverings which offer a nice contrast to the laminate flooring, there is a unitary hand basin and lavatory set featuring additional storage beneath and a traditional bath with waterfall style tap….now who doesn’t love them? Above the bath is a twin-headed rain shower which in turn is fitted with a glass screen protecting the room from any over-exuberant usage.

Adjacent to here, the first of the double bedrooms offers more than enough space to satisfy the most eclectic tastes in free standing furniture, unless you are Laurence Llewellyn Bowen. More normal people will find room for various wardrobes and chests of drawers which, in addition to the large fitted wardrobe and with a double bed in position you will still have the space to move around easily.

Moving to the front of the home brings us past the large linen cupboard, which also houses the gas combi central heating boiler, to the smallest of the bedrooms. As is common in this layout of home, this is most definitely a single room or nursery but unlike some, it has avoided losing a portion of its floor to the stairwell, managing to remain symmetrical, which is always a boon when positioning furniture.

Finally, we come to the principal bedroom with adequate space for twin bedside cabinets either side of the double bed, along with a large free standing wardrobe chest of drawers and a tallboy. Should any further storage be thought necessary, this is catered for in the additional fitted wardrobe mirroring that found in the first double room, so there should be no fighting over clothes space, although there can be no guarantees…
