Within easy reach of the employment centres of Flint and Deeside along with the playground that is the North Wales coast, Bagillt is a convenient location with pubs for Mum & Dad and an excellent primary schools for the little darlings.
This home represents an affordable opportunity for a first time buyer with a young family looking to put down roots without spending enough to buy a government PPE contract and these days, that is becoming a rarity.
This is the centre home in a terrace of three, there is a square lawn to the front across which runs a paved path up to the front door, which is protected from the elements by a shared canopy style porch.
Opening the door takes us into the inner hallway where immediately on our left is the door into the downstairs cloakroom, a useful feature found all too rarely in homes of this size. The remaining door opens into the comfortable lounge, made slightly ‘L’ shaped by the intrusion of the cloakroom but kept pleasingly bright courtesy of the forward facing picture window. In here there is ample space for large pieces of furniture, shown by the presence of one of the vast corner settees so popular today and which fails to overpower the room.
In the rear wall is another door through into the kitchen/diner which to be honest, is far more successful than I expected. Generally speaking, the problem with these dual purpose rooms is that they are simply too small to fulfil either role well but here, while not huge there is enough space for a four place dining table that does not interfere with the workings of the kitchen in any way.
The kitchen units are a little tired, if I’m totally honest, with integrated units to three of the walls containing fitted fridge and freezer, hob and electric oven beneath, washing machine and most important of all, dishwasher. In spite of housing all this equipment, there remains adequate storage space in a variety of cupboards, but should this not prove enough for you, there is additional storage in the walk-in cupboard filling the void beneath the staircase.
To the rear of the dining area is a set of French doors which open onto a small paved patio area running the width of the home. Beyond here and up a couple of steps we come to the raised lawn, quite generously proportioned and fully enclosed by wooden fencing that appears in excellent repair.
A series of stepping stones are in the centre of the lawn and lead up to a further paved seating area that cries out for a set of garden furniture where you can relax with friends over drinks and a BBQ. To one side of the lawn is a substantial wooden store shed, perfect for keeping garden tools and furniture along with any overspill from the home itself.
Returning indoors and climbing the stairs come face to face with the family bathroom. Being completely honest this could benefit from something of a makeover; not that there is anything wrong with it, it is merely tired. Tiled mainly to waist height, rising to full height around the bath area, it contains the expected suite of a pedestal hand basin, lavatory and traditional bath, fitted with a glass side screen and shower above.
Adjacent to here is the first of the double bedrooms, overlooking the rear garden. In here there is adequate space for the double bed along with a small chest of drawers, with the major storage needs being met by the large built in wardrobe.
Moving towards the front of the home we come to the smallest of the bedrooms overlooking the front garden and parking area. Like the vast majority of third bedrooms in homes of this type, this is strictly a single room but remains perfectly adequate for purpose. Alternatively, for anyone still needing to work from home, it would make a perfect office.
Beside here lies the principal bedroom which, being far larger easily accommodates twin bedside cabinets beside the double bed along with a selection of chests of drawers so while it is not a huge room, space is never an issue.
Another door from here reveals the justification for calling this room the “principal”; the en-suite bathroom or to be strictly accurate, shower room. In here is a pedestal hand basin, lavatory and a walk-in shower cubicle. Again this is rather tired and you may want to change it.
